Some building work in England has to meet the Building Regulations, and you should receive paperwork to prove it. Keeping these certificates safe matters, because a buyer’s solicitor will usually ask for them when you sell.
Electrical work
Notifiable electrical work, such as adding a new circuit, replacing a consumer unit or working in a bathroom, must comply with Part P of the Building Regulations. A registered electrician, such as a member of NICEIC or NAPIT, can notify the work and issue an Electrical Installation Certificate. You should also receive a building regulations compliance certificate.
Gas work
By law, anyone working on gas appliances or pipework must be on the Gas Safe Register. When a new boiler is installed, the engineer registers the installation and you receive a building regulations compliance certificate.
Electrical Installation Condition Reports
An EICR checks the condition of existing wiring. Landlords in England need one at least every five years, and it is a good idea for homeowners buying an older property.
At Brooks Contractors, electrical work is carried out by NICEIC, NAPIT and Part P registered electricians and gas work by Gas Safe registered engineers, and you receive the right certificates once the job is complete.
